Whether you just bought a home or need a change, there are many home renovation mistakes to make. As a first-time homebuyer, you'll run into many problems, but not all of them will be major mistakes.
Buying your first home is one of the most important adventures to start; you'll have endless possibilities for home improvement. Whether you are buying a fixer-upper or just want to make a couple of changes, it will be a fun and exciting process. Keep in mind that there is no one-size-fits-all solution when it comes to being a homeowner. Still, it is imperative that you are aware of all the common mistakes and thoroughly research them to save money and time. Not Ensuring the Materials are Readily Available While you may be excited to start the home renovation process right away, you need to ensure the materials you'll need are available. During the COVID-19 pandemic, there were many supply chain issues. Many things can cause this, and a shortage of certain materials is the last thing you will want to deal with. About 72% of U.S. homeowners who renovated teamed up with a general contractor in 2022, according to Statista. Unless you are a skilled contractor yourself, you should always use a contractor. Not only will they build what you need, but they will know where to get materials, permits, and more. In order to avoid this simple mistake, schedule a meeting with your contractor to go over your renovation plans and ensure it'll be possible at the time. If the materials aren't available but you still want to go ahead with the renovation, your contractor can tell you alternatives that would work. Rushing Many homebuyers start looking for a home, knowing they will want to renovate after buying. This can cause problems if you don't plan correctly and try to rush the process. It is advisable to start with the necessary repairs before starting any cosmetic renovations. Don't start your renovation projects as soon as you move in, at least the aesthetic renovations. If there is a necessary repair that stands in the way of your home functionality, then start there. Most likely, you'll be made aware of these problems during the home inspection. The National Association of Realtors advises starting with the structural or foundation issues first. Once the home is in order, you will be free to direct your attention to the cosmetic renovations you have been waiting for. Ignoring or Skipping Over the Necessary Renovations and Repairs As a first-time homebuyer, you might think your home is perfect in the beginning. Unfortunately, every home will come with some issues; most of the time, there aren't anything you can't get fixed. If you put off the necessary renovations and repairs for too long, it can lead to many problems and even more costs. If you notice any broken appliances or unusable areas of your home, it can be taxing on your day-to-day life and wallet. We know you just made a huge financial investment by buying the home but try your best to get these out of the way as fast as you can. Consider creating a checklist immediately after buying a house. This way, you can stay organized and prioritize what is most important. You will also get to enjoy your renovations faster, which should be your goal as a first-time homebuyer. Lack of Budgeting Just like when you bought your house, hidden costs will appear, and you must ensure you are prepared for when they do. Only 3% of homeowners stay under budget after completing a renovation. According to Houzz & Home, 50% of Americans pay $15,000 or more on their home renovation projects. However, this means that half may pay much more. You should always budget for the latter because you never know what could happen. If you are buying a house with the purpose of renovating, make sure you have enough money in your savings for the renovation and more. The last thing you want to do as a first-time homeowner is get in over your head with projects. Give us a call at Carl Johnson Real Estate at 919-880-0904 to learn more about how we will help. Thinking about selling your home this summer? Here are 5 tips that will make selling your home easier this summer:
1. Address Necessary Repairs and Deferred Maintenance Homeownership often presents many minor issues that can easily be put on the back burner. If you're considering selling your home this summer, you can start by tackling some of the repairs you've been waiting on. Most homebuyers are looking for a well-maintained and cared-for home. When listing your home for sale, you should list simple repairs. Landlords selling a rental property should conduct a pre-listing home inspection and make necessary repairs and updates. Repairs could include patching any holes in the walls and applying a fresh coat of paint on the walls and trim, fixing any broken windows or doors, ensuring all electrical outlets are working correctly, replacing any bulbs that are burnt out, tightening any loose toilets or plumbing fixtures, replacing the batteries in your smoke detectors and carbon monoxide detectors, replacing your air filters and getting your HVAC system cleaned and serviced by your local HVAC company. 2. Depersonalize and Declutter Your Home We all love the things that make our house a home, but when listing your home, remember you are trying to show off the house rather than your style. This is not a time to showcase family photos and memorabilia. It's best to take this time to start carefully removing any items that could show your potential buyers anything too personal. Pack away any family photos and store them for your next home. Next up is reduction. You will want to reduce the number of items in your house. Keep your closets neat and organized, and leave about 50% of the space empty. You want to give your buyers the illusion that there is more than enough space for their things. Start a donation pile and remove the items you know won't be coming to your new home. 3. Prepare the Exterior of the Home The outdoor space is one of the most important places to focus on during summer when preparing to sell your home. Summertime is when we want to utilize our outdoor space the most, which means buyers will pay attention to the home's exterior. Starting with repairs and working your way through basic landscaping will prove to make a world of difference. A lot of the spring cleanup will serve well when listing your home for sale during the summer months. So, as you work through the summer months, start making any necessary repairs. You may need to replace some siding or even spend some time power-washing the back deck. It could be an excellent time to repair any wood rot. Clean your gutters! Powerwash the driveway and patio. Spend time removing dead plants and replacing them with something hearty that survives well in the summer heat. 4. Highlight the Outdoor Living Space Once you've completed exterior cleanup and repairs, you can focus on making your home's outdoor space a highlight. In the summer, your outdoor space could be as crucial to a buyer as the indoor space. The unique timing of a summer market is that this is the one time of year when people use their outdoor space as an alternate living space. Some easy ways to spruce up your outdoor space could be adding fresh mulch to your flower beds. Go to your local nursery, ask which plants do best in the summer months in shaded areas and areas with full sun, and start planting. Remember, you want this space to look fresh and healthy, and plants are a quick and easy way to bring the space to life. 5. Keep the Interior of your Home Cool The air temperature is part of a comfortable home in the hot summer. We don't recommend having your air conditioning set to arctic temperatures, but we recommend some easy tricks to keep it comfortable and cool while your home is active on the market. This will be when buyers come in for showings, or you might even have some open houses scheduled with your real estate agent. What can you do to help battle the high temperatures that summer days will inevitably bring? Use these helpful tips to ensure your home feels relaxed and comfortable when potential buyers come in to tour your home. Keep a consistent and comfortable temperature on your thermostat. We recommend setting and holding a consistent temperature between 68 and 72 degrees inside during the summer months. If you take all of the previous steps mentioned above, maintaining a consistent temperature will be much easier. Ready to sell your home this summer? Raleigh is a highly ranked and diverse city overflowing with prime attractions. Luxury homebuyers can choose from elegant historic homes, forest escapes, or spacious Raleigh properties in the heart of downtown. However, finding the perfect home can be challenging without the right help. When starting your search for luxury properties in the area, consider Carl Johnson as your luxury real estate guide.
DEFINE LUXURY FOR YOURSELF Based on personal preference and location, the subjectiveness of “luxury” homes makes it tricky to define. Typically, luxury properties make up the top 10% of real estate in a local market. These homes are larger, reside within exclusive or premium areas, and are built with high-quality materials that uphold a property’s value. Unlike others in the area, these homes tend to have extravagant designs and incorporate updated appliances and the latest technology. When searching for new single-family homes for sale in Raleigh, NC, decide what home features are the most important to you. Buyers looking for quieter, more comfortable living may prefer homes in upscale, residential neighborhoods like Historic Oakwood. This 19th-century neighborhood is known for its gorgeous and well-preserved New Classical, Craftsman, and Queen Anne homes. Other neighborhoods like North Hills feature upscale apartments near high-end shopping, outdoor concerts, and premier fine-dining restaurants that attract affluent residents. WORK WITH REAL ESTATE EXPERTS Luxury real estate often goes unlisted on local public platforms. This is because sellers don’t want to attract curiosity from those who have no intention of buying. Many sellers also want to maintain their privacy. This makes it difficult for buyers to undergo individual searches online. Although some luxury homes are listed on public platforms, they don’t last on these sites for very long. Without professional help, buyers miss out on the full range of options available in the area. For the best chance of success when searching for Raleigh luxury real estate, partner with Carl Johnson, who can help you find the right home that matches your needs and wants. RESEARCH THE NEIGHBORHOOD All homebuyers should research the location they’re interested in before making a purchase. Although a home can be renovated or remodeled, you cannot pick up your home and move it into a new neighborhood or city, so it’s essential for you to take a deep look at the area you’re purchasing in. Research the area’s everyday essentials, such as grocery stores, school districts, emergency services, and repair shops. Then, review the area for amenities you’re interested in, like parks, shopping, restaurants, and other entertainment. Raleigh is full of exciting recreation fit for all types of residents. Families love Pullen Park, one of the world's oldest parks. Wedged between North Carolina State University and Downtown Raleigh, visitors can pedal boat Lake Howell, play on its fields, or watch a performance at the Theatre in the Park. The MST Trail also cuts through Raleigh, providing residents with forested hiking at Blue Jay Point County Park and the Wilkerson Nature Preserve. ALWAYS VIEW A HOME IN PERSON Visit Raleigh houses for sale in person to truly understand the property’s features and atmosphere. Although images posted with luxury listings are likely high-quality and showcase a home’s amenities, photos fail to capture the true feeling of a property. This is because a room’s square footage doesn’t translate well in two-dimensional media outlets such as photos. Instead, what results is an impersonal or lifeless depiction that is unfaithful to the actual property. Instead, use listing photos to assess a home’s layout, design, and specific features. Then, visit in person with an agent to get a feel for the home and the neighborhood. An in-person visit gives buyers an up-close view of any unnoticeable issues in photos. An agent with a trained eye can point out potential red flags or good signs to help inform your decision. Take the time to walk through a neighborhood or down the street to better understand who you’ll be living next to. If you think you are ready to look for your luxury home in Raleigh, or the Triangle Area, give Carl Johnson a call today at 919-880-0904. |
