When NC REALTORS® heard there was a need for aid and help to our friends and families affected by Hurricane Helene, we saw REALTORS® & people all over the state jump into action. Carl Johnson Real Estate is an active member of NC REALTORS®, Durham Regional Association of REALTORS® & Orange Chatham Association of REALTORS® and saw first hand the efforts put forth (and still occurring!) by our fellow Real Estate Agents and Associations. NC REALTORS® have invested effort and time to help in any way they can for those affected by Hurricane Helene and they will continue to be there for their community. Here you can find a great list of resources from up to date road way information, sites to donate directly to credited organizations helping with Helene victims, and even links to the REALTORS® Relief Foundation website to request aid for those seeking housing needs. Recently you can find members of NC REALTORS® on the ground, where they are able to offer physical help in addition to their financial help and expertise. No task is too small for any REALTOR®. As stated on the NC REALTORS® website, “NC HUD Secretary Adrianne Todman visited the Winston-Salem Regional REALTORS® Association to show her support for Hurricane Helene relief efforts. Secretary Todman joined local REALTORS® and volunteers in loading essential supplies for communities affected by the storm. Also present were NC REALTORS® CEO Andrea Bushnell, 2024 NC REALTORS® President Tony Harrington, and 2024 NC REALTORS® President-Elect John McPherson. Volunteers from various REALTOR® associations including Durham Regional Association of REALTORS® & Orange Chatham Association of REALTORS® and across North Carolina have been actively engaged in these relief efforts, showcasing the collective commitment of the real estate community to support those in need” (NC HUD Secretary Adrianne Todman Visits Winston-Salem Regional Association of REALTORS® to Support Hurricane Helene Relief Efforts - NC REALTORS®.) Coldwell Banker Howard Perry and Walston (HPW), the Firm where Carl Johnson Real Estate operates from, delivered the first of two deliveries of supplies. The first delivery was delivered the 3rd weekend of November. HPW is collecting supplies and would like to have them delivered by November 26th. Board members responsibilities include: Voting: Participating in votes on budgets, by-laws, community issues to support publicly, etc. It is important, as always, to make sure your voice is heard and to make sure the organization is functioning with the best interest of the community at its core. As board members we vote throughout the year to make sure each step of the chamber is in the right direction to help and grow along with the community. Attending: This is one of my favorite things to do. If you know me you know I like to work a room and get to know as many people as possible. Representing the Chamber at ribbon cuttings, networking socials, and other events produced by the Chamber for the community or its members. We like to be present for as many events as we can as members so help showcase our positive involvement as well as our love for our community. We are proud of all the hard work we do to benefit everyone! Hiring: Interviewing and selecting the Chamber’s CEO. ( we have a great leader and great things are happening and great things are coming) As board members we find it important to make sure the right people are in place to best help the community. Hiring a strong CEO to guide us is a crucial step to being a strong beneficial organization. Promoting the Chamber: Representing the Chamber, including being active in promoting Chamber programs and events on social media, through interactions with business people in the community, with elected officials, etc. Staying up to date and reaching as much of our community as possible means being involved in many forms. Either in person to support local events or just being active on social media are keys ways we stay positive and an active part of our community. Ensuring compliance: Ensuring the chamber is financially responsible, mission-driven, and compliant with all applicable laws. To always do right by the Chamber and the community means to always keep us in check. It is important to take the time to make sure we as members are maintaining compliance in doing what is right for all. Monitoring performance: Monitoring the performance of the CEO, Chamber events, programs, committees, etc. Making sure we are reaching our goals is always an important role of our members. From making sure we are feet on the street for enough public events, to growing our presence on social media, and staying on budget are key steps to monitor throughout the year. Being a spokesperson: Serving as the Chamber’s official or unofficial spokesperson Board members are expected to be active and take an interest in the organization and its activities, as well as attend board meetings. And as always having a voice to be heard is a great responsibility we take as board members. We like to make sure we are always striving to benefit the community and Chamber in many ways. You never know when the right opportunity will show so being an active involved member means keeping the Chamber at top of mind throughout the year. There was also a 14.6% surge in closed sales in October 2024 within the Triangle region. The average sales price witnessed a 2.9% increase, while Median Sales Price went from an average of $400,000 to $405,000. New listings in Chatham County have had a 6.9% increase from October 2023 to now, with a competitive 17.3% increase in average sales price for the month of October, putting the average sales price at $810,894. Although the monthly supply of Homes for sale had a 16.2% decrease, the Housing Affordability Index experienced a 4.3% increase. Although Person County saw a 9.1% decrease in new listings in the month of October, closed sales saw an 8% increase. Median sales price had an 8.2% increase with average sales price at $331,010. In Orange County, new listings ascended by an impressive 8.8%. Although closed sales saw a 22% decline in the month of September, it's slowing getting out of the low zone with a 2.0% increase in closed sales. Median sales price saw an increase of 18%, with an average sales price of $725,118. Although Durham County average sales price saw a 2.7% diminish, new listings saw an impressive ascension of 26% in new listings in the month of October. Wake County witnessed a remarkable 13.8% surge in new listings. Closed sales saw an impressive uptick of 20.2%, while the median sales price had no change in status, average sales price had a 1% increase. Did you know? I am excited to serve on the board of Durham Regional Association of REALTORS® (DRAR) as when I started Durham Magazine for The Shannons, I joined DRAR as an associate member. I enjoyed getting to know the Association and it’s members by attending monthly luncheons and events. Under the leadership of Shelia Willis, CEO, this organization continues to flourish as one of the top associations in the state. Shelia began her position in 1993 with DRAR and has served our Association for 31 years. Prior to joining DRAR she was a Corporate Relation Specialist. What attracted her to the position was the opportunity for change and new challenges. Some of her favorite things about serving as CEO are, planning programs to enhance members professional success and enjoy having many new friends. I was honored to be asked to become a member of the Grievance committee and take this responsibility very seriously. As a member of this committee I work with other members to review any complaints against other Brokers to the Durham Regional Association of Realtors. If we as a group determine that the complaint is valid as it aligns to our Code of Ethics, the complaint is then escalated by the committee to the North Carolina Real Estate Commission to further investigate the complaint.
