The Triangle real estate market shifted gears in August. While activity remained strong across the region, the latest numbers point to a noticeable change in momentum. New listings fell 0.9%, closed sales dropped 5.5%, and the average sales price dipped 0.9%. That doesn’t tell the whole story, but it does give us something important to watch. As we move into the fall market, the big question will be whether this is simply a short-term adjustment or the beginning of a broader shift. For buyers and sellers alike, the next few months could tell us a lot about where the Triangle market is headed. One thing is certain: we’ll be watching the numbers closely. Chatham County is showing some impressive year-to-date numbers! New listings are up 39.2%, while closed sales have increased 19.1%. At the same time, the average sales price has climbed 8.5%, reaching $803,837 year to date. With more homes coming onto the market, sales activity picking up, and home values continuing to rise, Chatham County remains an area to watch in the Triangle real estate market. Durham County’s year-to-date market is showing a mix of activity. New listings are up 1.4%, while closed sales have dipped 12%. The average sales price has decreased 4.8%, sitting at $486,467 year to date. The market is shifting, creating new opportunities for buyers while making smart pricing and strategy especially important for sellers. Orange County is showing some impressive year-to-date numbers! New listings are up 12.3%, closed sales have increased 0.8%, and the average sales price has jumped a whopping 31.5%, reaching $664,754 year to date. Orange County continues to show strong momentum, with rising home values and increased activity shaping the market. Person County is showing strong year-to-date growth, with new listings up 44.8% and closed sales increasing 5.6%. Even more notably, the average sales price has jumped 47.9%, reaching $413,149 year to date. With more inventory hitting the market and home values seeing significant growth, Person County is making some notable moves in the local real estate market. Wake County’s year-to-date market is showing a mix of activity, with new listings up 0.5% while closed sales have decreased 7.4%. The average sales price has also dipped 4.1%, now sitting at $582,228 year to date. With inventory holding relatively steady while sales and prices have softened, Wake County continues to reflect the shifting dynamics of the Triangle market.
