August’s luxury real estate numbers are giving us something interesting to watch. After months of luxury sales outperforming 2025 while inventory stayed tight, the market is starting to look a little more balanced with last year’s numbers. It’s too early to call it a new trend, but there are some signs that sellers may be responding to the continued demand from luxury buyers. Single-family luxury remains strong. Sales were nearly even with August 2025, increasing 1.72% year over year, while inventory was just 1.9% below last year’s level. New listings also picked up after spending much of the year behind 2025 numbers. And here’s where things get interesting: while sales volume was only modestly higher, the median sold price rose 4.5%, the sales ratio improved 3.6%, and days on market dropped 25.7%. In other words, luxury buyers may be selective, but they’re still ready to move when the right property comes along. For sellers, that continued demand for well-positioned, desirable homes can be an important advantage. For buyers, it reinforces just how much quality, pricing, and timing matter in today’s luxury market.
The big takeaway? Luxury real estate doesn’t necessarily need a surge in sales volume to remain strong. When inventory is limited and buyers are focused on finding the right property, desirable homes can continue to command attention, and strong prices. August gives us plenty to watch as we head into the next few months. CLICK HERE to read this month's latest Crystal Coast Market Report.
