The Raleigh-Durham luxury real estate market continues to show strength, but August brought some interesting changes worth watching. According to the latest luxury market numbers, the Raleigh-Durham single-family luxury market remained in a Seller’s Market in August, with a 32% sales ratio. There were 720 luxury homes in inventory and 232 sales, while the median luxury sales price came in at $981,250. Homes were still moving, with properties selling for a median of 98.75% of list price. At the same time, the median days on market increased to 14 days, compared with just 6 days in August 2025. Inventory also declined from 972 homes last August to 720 this August, while the number of closed sales fell from 307 to 232. The luxury market is giving us an interesting mix of numbers right now. There’s less inventory available than a year ago, prices remain remarkably steady, and homes are still selling close to asking price. At the same time, buyers are taking a little more time, which gives us another piece of the puzzle to watch as we move into the fall.
You can’t look at just one number and tell the whole story. The real value is in watching how all of these pieces come together, and that’s exactly what we’ll be keeping an eye on as the Triangle’s luxury market continues to unfold.
