Strategic Pricing When Selling PropertyWhen you are ready to sell your home and start thinking of your house hitting the market, a few initial thoughts flood your mind - How am I going to pack all this up? I have a lot of cleaning to do! Wonder how fast my home will sell? And the biggest question of all. . . how much will my home sell for? But this isn't for you to worry about, it is why we are here for you at Carl Johnson Real Estate.
Pricing property is my specialty, and I spend over 4-6 hours on pricing projects at a minimum. Each property is unique and I work to make sure I get the highest strongest price point for a listing for my clients Comparing properties to nearby properties gives us what are called ‘comps’ and are used by real estate agents as well as banking companies to get a snap shot of a realistic listing price. But in general a comp is both similar and different than each individual property. The square footage, lot size, and condition of the comps may be similar but the house can be drastically different in all other ways. This is why the process of pricing a home is tricky and why we take so much time and effort into our research and data for each listing. I take the time to look at the details of the property, condition, age, functionality, location, schools, and road located on as they are all important to the suggested list price outside of the normal size and number of bedrooms and baths that other agents typically only look for. Once I gather all of the data I am able to on the home, as well as take the time to go and physically see the property myself, to gather this information, I start to understand the market, the property and the opportunity the list price has in making this home marketable. A common misconception is that the list price is simply the amount you will receive for your property. This is incorrect. It is a marketing tool to generate showings for the property. The more interest the home gets, the more competitive offers the property will receive, in which the more the price of the property will go up in favor of our client. When I price a property, I do so by pricing just under what I think it will sell for. However this depends upon market conditions and the available inventory. However, the housing market is always fluctuating up and down, and there is no rhyme or reason to how the market moves. This is another reason why my time and research into a property is so important, each time I visit the market needs pertaining to each new listing, there is something new to adjust for. Overpricing a property can cause it to sit on the market, and like a taxi meter, the days on market will continue to increase, which is a red flag for buyers to think that there is something wrong with the property. Days on market fluctuate from single digits to months. This is taken into consideration when pricing a property as well. Overpricing a property will greatly slow down the showings. The longer a property sits, the more that listing price starts to drop down. Hitting the market on the bullseye with the best price that is suitable for that property is key to the success of selling a property. For example there is a big marketing difference between $295,000 vs $300,000. Most search engines put whole number price filters on by default so a home at $300,000 will show up in a lot more searches than a home at $295,000.
