Zoning Information
|
Setbacks for Zoning 40' front 25' side & rear. If the road is a Pre-75 Road Bed, the 20 acre parcel may be divided into two lots no less than 10 acres each. the Pre-75 Road Bed may only support only 4 total lots and it is unknown at this time how many lots are being accessed by this road. I was informed from someone that had a soil test years ago for this lot that the soil would support one conventional septic system and a second unconventional system may be adequate for a second lot. Please confirm all information with Chatham County. There is a stub out from the Horizon neighborhood and perhaps access may be granted to that stub out. This needs to be confirmed.

Why Should You Buy Land?
|
Are you looking for land to build your forever home? If you plan or are currently working in Chatham County, Wake County, Orange County, or the Research Triangle in general, we have a 20 acre property for you!
Buying land may seem daunting; however, here are reasons why buying land to build a home or for investment purposes has a number of advantages. Low Entry Point Buying land is most of the time cheaper than buying land with a building on it. In addition, if you want to destroy that building you have to pay more to do it. Choose what YOU want Buying unimproved land is like a blank slate. You can choose what you want to do within the limitations of your jurisdiction’s zoning and building codes. You can choose where you want your home on the land and pick the designs you’ve always wanted. Many homes are constructed for the “average person” and the home may not provide the details you are looking for. The options are open to you! Minimal Carrying Costs Since you are paying less for unimproved land than improved to begin with, it usually costs less to own over time. Mortgage payments will usually be lower and same with property taxes and insurance. Appreciation Potential Land that is in unpopular areas to popular areas can offer extremely high returns. In this case, the Chatham County Land is near places like UNC Chapel Hill, and the Research Triangle. Places that are boosting with communities, tech startups, and jobs and a place that many people want to move to now. Purchasing land in an up and coming area can result in many benefits in the long run. In addition, by purchasing land further out from large cities, you are paying less for much more than you would get buying a home in the center city. You also have your own builder! The advantages of having your own builder: 1. A general contractor will contract with, manage, coordinate and supervise a project that involves many trades with subcontractors. 2. This will save you time. The job will be done more efficiently and by someone experienced with awareness of the project’s needs. 3. A general contractor has connections that you will need! This will help keep the project going fast. 4. Your builder will make sure you get the best deal from your sub contractors. 5. Your builder will be very knowledgeable of processing permits and inspections. 6. You are likely to get better construction loan terms and options from banks if you are working with a licensed general contractor. 7. A licensed builder should carry all the insurance coverage needed. They will manage insurance coverage by subcontractors too. Aka, the builder will be considered responsible for the risks and liabilities associated with the job. 8. A licensed builder can provide a contractual warranty to you for the home and its integrity. 9. A quality home should need less maintenance and fewer repairs during its lifetime, a licensed builder will be sure of that. Why moving to the Chatham County and Triangle area will benefit you! You are moving near the booming city, Raleigh, NC. This is a place where jobs are always available with the city having a very small unemployment rate. In addition, average annual salaries are higher compared to the national average. From 2010 to 2015 Raleigh was second, behind San Francisco on top spots for Tech Jobs. Chapel Hill is approximately a 15 to 20 min drive from the lot. Chapel Hill is just as a fantastic place to be near with its excellent education and healthcare. Home to the University of North Carolina at Chapel Hill. There is a ton to do in this small town with friends and family like attending UNC-Chapel Hill sporting events and many more events UNC holds throughout the year. You also have the option to dine in at the historic restaurants in the town like Kipos, Sunrise Biscuits, and Top of the Hill. There are also UNC hospitals and North Carolina hospitals only a short drive away. Some of the best healthcare in the state will be so close to you if someone in the family works in healthcare or for convenience if needed.
