We sat down with the Founder, Alisa Arthalt, to get some more information for our clients about how Linden Creek can best help you!
What inspired you to start Linden Creek? Was your passion design/real estate?
“I started Linden Creek as a way to follow my passion for design and real estate. I had my real estate license for several years and used to buy and flip my homes, because I loved the creative outlet. As time progressed, I realized design was more than a hobby and I wanted it to become my career so I started Linden Creek.”
How do your initial consultations work for vacant staging?
“Our vacant staging walkthroughs are an opportunity for our team to tour the home in person and take detailed photos and measurements which will be used to create the staging design plan. The homeowner does not need to be present. Sometimes a home will have spaces that could be beneficial to the stage but will increase the staging investment. In these instances, we will offer the rooms as an option when we share the estimate and leave the decision to the listing agent and client to decide together, based on their marketing plan and goals.”
Are there different levels of staging you do for clients? Partial or Full Staging? Can you work with what the client has, or do you prefer a vacant home to build off of?
“We are firm believers that if we stage a home, we simply need to do it right and make recommendations based on how the homeowner will get the best possible ROI. If they won't get at least double their investment back in staging a space, we won't recommend it. For this reason, we only offer one level of staging - the one that will help their home sell for top dollar and give them a great return on investment. For staging services, we ask that the home be vacant. This also simplifies the moving process for the homeowner because they only need to move once.”
How much physical work do the clients have to do? Do you need them to move furniture around, clean, paint, buy items? Or is it a mix between you both?
“We ask that our clients simply move out and clean the home, just as they would when the home does sell. Painting can have a huge impact in the presentation of the home, so we may recommend they have the home painted (and provide paint colors) before the home is staged. Then we come in with a truck full of rugs, furniture, art, and accessories and set the home up so it is photo-ready in one day.”
Do you do any exterior staging?
“Yes, we offer full exterior staging - whether it is front porch seating, a firepit surrounded by Adirondack chairs, or chaises around the pool, we have you covered!”
Do you pull style/design inspiration from the home/client? What is your process for coming up with the design for the project
When we design a home we come up with a target buyer based on the neighborhood and home and create a design for that targeted audience. Is the house a perfect starter home? Then we will create a design that has nods to a young family. Does the home have mid-century architectural details? Then we are bringing mid-century into the interior designs too! Our goal is to create a design that will speak to the right buyers.”
What does the setup and removal process look like for a client? All done in one day, staging for the photos only? Do items stay throughout showings until the home is sold?
“The staging installation is completed in one day and the items remain in the home for photos, showings, and through due diligence. This allows the buyers to tour the home during inspections, still feeling that same emotional connection to the space. This also protects the sellers from needing to re-stage the home if the buyers back out and the home needs to go back on the market. Once the home is under contract we will coordinate a date with you after due diligence to remove our items. We fill any small nail holes we created at that time and clean behind us so the home is ready for closing.”
If a client loves the way you staged their home for sale, do you offer general interior design for their next new home?
“Yes! We have an interior design team dedicated to helping clients make their new house feel like home.”
Do you offer any of the staging items for sale should the buyer want them?
“All items you see in our homes are available for sale. We also have an annual warehouse sale so keep an eye out for this!”
