SELLING YOUR HOUSE SAFELY IN A PANDEMIC

As the first year of the COVID-19 pandemic comes to a close and the 2nd year begins, we have seen many changes in the way that Real Estate transactions are conducted. It is my utmost priority to keep both my client the seller as safe as possible as well as the buyer. This is especially important to me because I have been extremely cautious myself throughout the pandemic. Because safety is first for me, I have created my own protocols on top of what is recommended by the CDC and the Triangle MLS.
Providing the buyer with as much virtual material as possible significantly cuts down on the in-person risk. I work with my clients to help stage their property to highlight the best features of their home so that the pictures of the home are of the highest quality and an accurate portrayal of the space. I use a software that allows the buyer and buyer agent to virtually walk through the house before they set an in-person appointment. Additionally, before the appointment is set I ask the buyers agent to verify that they and their client have exhausted all of their options by extensively reviewing the photos, floor plan, online walk-through and driving past the house to ensure the neighborhood meets expectations.
When listing a property, we are sure to communicate my safety protocols to all parties before the showing appointment is set. If an open house is part of the marketing strategy, we do everything to mitigate the risk of exposure such as limit the number of guests inside the home during an open house. If the client would like an open house.
We post signage at the front door specifying that a mask must be worn at all times, to touch as little as possible and anything touched should be wiped down. This same notice is repeated inside the front door, where I place a chair containing hand sanitizer and booties for shoes. We turn on all lights and leave doors open inside the property in order to minimize contact even further.
It is our goal make everyone feel as safe and as comfortable as possible.

• Shoe coverings worn by all
• N95 masks (or double masks) worn by all
• Sanitizer before entry for all
• Length of showing to be 30 minutes or less
• All additional communications through ZOOM
