Last night another client just received an accepted offer on a home in a very competitive situation. This was our first offer and this client is so excited.
We were first in the house the day the property was on the market the very first minute it was on the market.
By the time we left there were 4 other agents with their clients looking at the home.
To protect my clients best interests, I crawled into the crawl space and looked at the entire area. I also looked in the attic. As a team we inspected everything in and around this home thoroughly.
It is my job to look out for my clients best interests and I do everything possible to protect my clients. By looking into the condition of the home, it reduces the chance of surprises on home inspections that can cost the buyer all of their due diligence money should they decide to back out of the offer.
Due diligence money is the money that is put down to take the house off the market. The seller keeps due diligence money should the buyer back out of the deal for any reason.
I position my clients in the strongest way possible so that their offer is accepted.
