Fall & Winter might be the best time to consider buying & selling a home. Once summer ends, sellers have less competition as there are fewer homes on the market. This is a positive for the seller as there is more demand for homes for sale from the buyer in fall and winter. Across the Triangle Region as per The Triangle MLS, The Median Sales Price increased 0.7 percent to $407,990. On the national level as per the National Association of Realtors, Prices have continued to increase this fall despite softening home sales nationwide, as a lack of inventory has kept the market competitive for prospective buyers, sparking bidding wars and causing homes to sell for above asking price in some areas. Heading into October there were only 1.1 million units available for sale, 0.9% fewer than a month ago and 14.1% fewer than the same period last year, according to NAR. As a result, the U.S. median existing home sales price rose 3.9% year-over-year to $407,100, marking the third consecutive month that the median sales price topped $400,000. The Triangle MLS goes on to point out that, “new Listings in the Triangle region decreased 17.2 percent to 3,817. Under Contract Sales were down 10.0 percent to 3,126. Inventory levels fell 17.1 percent to 5,561 units. Prices were fairly stable. The Median Sales Price increased 0.7 percent to $407,990. Days on Market was up 31.3 percent to 21 days. Sellers were encouraged as Months Supply of Inventory was down 5.3 percent to 1.8 months." "Falling home sales have done little to cool home prices, however, which have continued to sit at record high levels nationally thanks to a limited supply of homes for sale. According to NAR, there were 1.11 million homes for sale heading into August, 14.6% fewer homes than the same period last year, for a 3.3 months’ supply at the current sales pace. The shortage of homes for sale has boosted competition for available properties and is driving sales prices higher, with NAR reporting a national median existing-home price of $406,700, a 1.9% increase from a year earlier.” In Chatham County, there was a 26.1% decrease in new listings in October. The number of closed sales decreased between 2022 and 2023, falling from 121 to 103 or by 14.9%. The median sales price increased by 0.6%, which meant in October, Chatham County's median sales price was above the median sales price for all Triangle MLS listings. In Durham County, the average October median sales price increased from $410,500 in 2022 to $425,00 this year, or by 3.5%. New listings and closed sales both decreased, by 21.6% and 14.7% respectively. The October median sales price in Durham County was a bit higher than the median sales price across all the Triangle MLS listings. In Orange County, there were 137 new listings, comprising residential and multi-family properties. There were 98 sold properties in October. While the average list price was $425,210, the average sales price was $485,318, the average list price shows to be increasing significantly in October, which is good news for sellers. In Wake County, there was a decrease of 21.5% in the number of new listings compared to October of last year. The number of closed sales also decreased, by 19.3% percent. The median sales prices increased by 0.7% year to date, to $479,900, which is higher than the median sales price for all Triangle MLS listings. In The Triangle Region, there were 180 new listings, comprising residential and multi-family properties. There were 134 sold properties in October. While the average list price was $736,210, the average sales price was $572,318, the average list price shows to be increasing significantly in October, which is good news for sellers. In Carteret County, there were 180 new listings, comprising residential and multi-family properties. There were 134 sold properties in October. The following is per the Institute for Luxury Home Marketing October 2023 Market Report: In a continuation of last month’s report, we take a deeper dive into the upcoming trends for the rest of 2023 and early 2024, especially as the market has seemingly settled into a new norm. In general, the market remains statistically favorable to sellers mainly due to the continued lack of inventory. Experts are predicting that home prices will continue to rise, at least during the rest of 2023, but notably at a considerably more moderate pace. Pricing is still being controlled by lower-than-average inventory levels, which itself has become a major driver of the market’s status. While it’s predicted that interest rates are likely to fall, albeit not until late 2024, it still seems unlikely that prices will decline as higher demand will offset any negative increases in inventory levels. Most analysts and economists predict, according to a report from Norada Real Estate Investments, that over the next five years, prices will remain either flat or will only experience a modest decline. Paired with more robust lending standards, no one anticipates a similar price crash to the one that occurred in 2008. However, buyers, especially those looking to purchase with cash, recognize that the current market does now offer more opportunity as well as some additional negotiation leverage. Despite the significant drop of demand and sales in the latter part of 2022, the first nine months of 2023 showed an upward trajectory for both home prices as well as sales for single family homes. Attached home prices saw more variation, but the volume of sales also increased. Month-over-month between January and June, sales increased. While they dipped in July, typically a slower month as people escape for vacation, August’s figures show an uptick in demand. Although sales and prices have not returned to the same heights as the first quarter of 2022, which was probably the top of the market in terms of price and demand, the current trajectory signifies a steady demand for luxury properties. This bodes well for the upcoming fall/winter market, especially when compared to the same period in 2022. The Hillsborough Holiday parade features bands, fire engines, local and area business floats, well-known mascots and cheerleaders, as well as Santa Claus and other special guest star performers and celebrity appearances. The parade is in the evening so that we can celebrate and ‘Light up the Night’ for the holidays. Downtown restaurants and shops are open to serve parade patrons before and after the festivities. Stop in and get some of that Christmas shopping done while at the parade! Stay after the parade and congregate at the Old Courthouse for the tree lighting and group caroling. About Durham Holiday Parade Saturday Dec. 9th at 10AM Kick off the holiday season at the Durham Holiday Parade! Cheer on hometown bands, drill teams, schools, and community groups as they make their way down Main Street at the Durham Holiday Parade. Between temperatures in the double-digit negatives and snow storms that cause traffic headaches, many of us feel like winter is best when we’re inside the house.
Of course, as the new year fast approaches, we also might find ourselves in the process of selling our home, in order to move in by the springtime. What do you do when you have to have an open house in the winter? Here are our tips and tricks for hosting winter open houses. High Traffic Means Many Messes When hosting an open house, it is expected that you’ll have a number of people walking through your front door. And, additionally, you’ll have people likely in every room of your house, exploring. Even if there isn’t any snow, there’s usually salt outside in the winter—and this means a lot of potential for messes. We all know how salt can cling to your shoes! Thus, keeping your home clean can be a bit of a challenge. You’ll want to clear an area by the front door for people to keep their shoes. Placing a boot tray or wipeable mat down can also be beneficial for keeping snow, slush, and salt contained. Encouraging guests to wipe their shoes outside on a doormat will also reduce those messes. As is the nature of open houses, there may be many people visiting at one time, and you’ll want to account for that in regards to space—boots take up a lot of room! Monitor The Weather Last year, northern NC in particular saw some heavy snowfall, but the Triangle Region did also see a few weather advisory warnings. The weather can change quite drastically in The Triangle and the coast sometimes, and it’s always a good idea to keep an eye on the forecast. Before your open house, you’ll want to monitor the weather—for the days leading up to it, and on the day itself. Should there be snow, you’ll want to make sure that your driveway and walkways are accessible for visitors. On occasion, there may even be ice. Putting down salt or sand (which provides traction but doesn’t melt the ice) helps prevent slips and slides. Keep everyone safe and happy by shoveling the snow and making sure your front door is easy to get to! Carl put a home on the market during an ice storm and there was great interest in that listing. We delayed the showings, but due to demand we opened up the home to showings. We did cancel the open house as this listing went under contract in one day. Set The Right Feeling If you’ve never had an open house before, you’ll first want to make sure that your home is free of personalized items (for example, photos, documents, and clutter). Tuck anything that you don’t want people to see away from view, and put anything sensitive (i.e. files, work-related things, valuables) away. But for cold days in winter, you’ll also want to ensure that your home is welcoming, and that means setting the right temperature. Make sure that your home is warm and inviting while your open house is in progress. While temperature is a very personal preference, as a general rule, you’ll want your home to be a pleasant temperature—but avoid setting your thermostat too high! For those who wish to go above and beyond, festive or seasonal-appropriate scents might just add that little bit of oomph. Whether this is the warm smell of cookies in the oven (monitored, of course) or a potpourri centerpiece on your living room table, having a great-smelling home is always a plus.
