Last night another client just received an accepted offer on a home in a very competitive situation. This was our first offer and this client is so excited.
We were first in the house the day the property was on the market the very first minute it was on the market. By the time we left there were 4 other agents with their clients looking at the home. To protect my clients best interests, I crawled into the crawl space and looked at the entire area. I also looked in the attic. As a team we inspected everything in and around this home thoroughly. It is my job to look out for my clients best interests and I do everything possible to protect my clients. By looking into the condition of the home, it reduces the chance of surprises on home inspections that can cost the buyer all of their due diligence money should they decide to back out of the offer. Due diligence money is the money that is put down to take the house off the market. The seller keeps due diligence money should the buyer back out of the deal for any reason. I position my clients in the strongest way possible so that their offer is accepted. Do you hear stories about your friends having to keep placing offers and loosing the game? I was honored to be asked to present the Invocation at the Durham Regional Association of Realtors monthly meeting & luncheon. on September 27th 2018. Here is the Invocation that I presented. --------------------------------------------------------------------------------------------- As each of us gives our own thanks according to our own personal persuasions, let us dwell on some thoughts that bind us together: We are blessed with friends, laughter and fun With rain that's as soft as the light from the sun We are blessed with stars to brighten each night We know WRONG from RIGHT We are given so much, please give us a heart that is always humble Grateful and full of compassion. May we love our friends and family. treat others fairly. seek justice. help those in need. May we be the best that we can be, and live fully in these ways. Of all the things we think, say or do: Is it the TRUTH? Is it FAIR to all concerned? Will it build GOODWILL and BETTER FRIENDSHIPS? Will it be BENEFICIAL to all concerned? And most of all is it best for our clients needs. Please help us remember that we are an instrument to help guide our clients in the direction that they would like to go. Please help us remember to look out for our clients needs, concerns and best interests at all times. Please help us always put others first and to always do the right thing.
